Airport Road, officially Syed Zahoor Hashmi Road, is the main business road in Gwadar, and the East Bay Expressway is the coastal road that links the port area. Both have had long delays, so check what has actually been built before you pay a premium for a plot or shop beside either.
Airport Road
Pakistan Today reported on 11 November 2023 that the Gwadar Development Authority (GDA) began widening the Makki Masjid to Mullah Fazil Chowk section of Airport Road, after the work had been stalled for years by illegal occupation and encroachments. Zameen.com reported that the GDA said the project would improve access to business hubs such as Mullah Fazil Chowk and Shahi Bazaar. The GDA’s own project list also shows completed repair of Airport Road, street light repair and a 2 km median plantation. We did not find a report confirming that the widening is finished.
East Bay Expressway
Zameen.com reported that the Phase 1 ground-breaking took place on 22 November 2017 at an estimated cost of Rs17 billion. A later Zameen.com report on Phase II says the project was approved at an estimated Rs30.13 billion, with 95 percent of the funding from a Chinese grant under CPEC. China Harbour Engineering Company is to build a 13.8 km six-lane dual carriageway with a toll plaza, drainage, lighting, fencing and security towers. That report shows no date here, so confirm the current stage with the GDA.
What It Means for Buyers
A widening can change a plot’s frontage, so ask the GDA or the scheme whether the plot or building lies inside the road’s right of way or a setback. Ask for the master plan road width in writing. For a commercial plot on Airport Road, ask about encroachment on the same stretch and about parking. Road work also brings noise and dust during construction.
