The Balochistan government began marking out land in July 2026 for a low-cost housing scheme for low-income fishermen in Gwadar. Reports describe a Rs2.44 billion project on more than 200 acres, and they describe it as housing for fishing families, not as plots for public sale. Treat any offer to sell you a plot in it as unverified until the authority confirms it.
What Is Reported
Zameen.com reported on 18 July 2026 that the Balochistan government had begun work on the scheme and that land demarcation was under way. It said the provincial government allocated more than 200 acres earlier in the year, that the project is estimated to cost Rs2.44 billion, and that the site is near the junction of Jiwani Avenue and Awaran Avenue, close to the Gwadar Sports Complex. Business Recorder carried the same figures and the same aim of affordable housing for low-income fishermen. The News reported on 6 August 2026 that the Pakistan China Joint Chamber of Commerce and Industry welcomed the scheme. Pakistan Observer reported that the Prime Minister approved 200 acres for a residential colony for local fishermen during a visit to Gwadar, and APP reported the same announcement alongside 2,000 boat engines for fishermen.
What We Did Not Find
We found no report that plots in this scheme will be sold to the public, no published allotment rules and no completion date. The reports describe it as a government project for the fishing community, so ask the Gwadar Development Authority (GDA) before you accept that anyone can sell you a plot in it.
What It Could Mean for Nearby Land
A new housing colony can bring roads and utilities to an area, but we found no report that says so for this site. Do not pay a premium for being near it. If you are looking at land close to the Jiwani and Awaran junction, ask for the distance to the site in writing and check the plot’s own approval and file record.
How to Check Any Offer
Ask the GDA in writing whether the scheme or plot is approved and whether it is open to buyers. Do not pay for a file that you cannot see on the ground or match to a plot. Our guides to how to verify a plot file and how to vet a real estate agent in Gwadar explain each step.
