Mera Ghar Mera Ashiana is the government-backed home finance scheme that banks in Pakistan offer to first-time buyers. For a Lahore buyer, the points to check are the loan cap, the rate, and whether your property type and society qualify. Reports give different caps depending on their date, so ask the bank for the current terms in writing.

What the Scheme Is

The government introduced a markup subsidy and risk-sharing scheme in September 2025, and the State Bank of Pakistan circulated it to banks as SH&SFD Circular No. 03 of 2025. Daily Times reported that major commercial banks, Islamic banks, microfinance banks and the House Building Finance Company would offer it, aimed at low and middle income citizens who do not own a home. Zameen.com reports loan tenures of up to 20 years.

What Changed in 2026

MLN reported on 18 March 2026 that the government cut the end-user rate to 5 percent and revised the loan limits. A report dated 2 August 2026 says the Economic Coordination Committee approved raising the maximum loan from Rs3.5 million to Rs10 million, with larger eligible housing sizes and a fixed 5 percent rate. BR Research earlier described a financing amount of Rs6 million. Because the caps differ by date, do not rely on one figure.

How Widely It Is Used

Profit reported on 24 July 2026 that SBP officials said the housing finance portfolio crossed Rs293 billion, with 65,414 borrowers as of 30 June 2026. That is the whole housing finance market, not only this scheme.

What to Ask the Bank

Ask whether you qualify as a first-time buyer and how the bank checks it. Ask whether the scheme covers a plot, a house or an apartment, and whether the property must be in an approved society. We did not find a published rule on plots, so get the answer from the bank. Ask how the bank values the property and which transfer documents it accepts, because rules on files and certificates changed in 2026. Our guide to buying a plot in Lahore in 2026 explains that. Ask for the total cost, including valuation, legal and insurance fees, and compare the monthly instalment with your income before you sign.
