New Town Gwadar is a residential scheme that began in 1986 as a project for local families. It now has five phases: Phase 1, Phase 2, Phase 3, Phase 4-A and Phase 4-B. Before you buy a plot there, find out which phase it belongs to and confirm the plot record at the Deputy Commissioner’s office.

A Short History

The first phase was launched in 1986 for local residents. Early plots were small residential plots of 120 and 200 square yards, sold at nominal charges so that local families could own land.

The Five Phases

Phase 1 came first. Phases 2 and 3 were also allotted to local residents. Phase 4-A and Phase 4-B followed, and in Phase 4 some plots were allotted to people from outside Balochistan.

This matters because plots in different phases were allotted at different times and to different groups of people. The allotment history of a plot is part of its file.

Who Oversees the Scheme

New Town works under the supervision of the Deputy Commissioner (DC) Gwadar, and plot records are available at the DC Office Gwadar. Ask to see the record for the plot you are considering, and compare it with the file the seller gives you.

Plot Sizes Then and Now

What to Check Before You Buy

Confirm the phase and block of the plot. Ask for the allotment letter and check that the name matches the seller. Ask whether the plot has been transferred before, and confirm that the plot number matches the plot on the ground.
