Global Property Guide put Lahore’s average gross rental yield at 5.74 percent in the first quarter of 2026, against 6.67 percent for Pakistan as a whole. Those figures use asking prices and asking rents before costs, so treat them as a starting point and not as what you will earn.

What the Data Says

Global Property Guide reported an average gross rental yield of 6.67 percent for Pakistan in Q1 2026, up from 6.53 percent in Q3 2025. For Lahore it gave an average of 5.74 percent. In DHA Lahore it listed a 2-bedroom property at about $98,300 renting for about $630 a month, a gross yield of 7.69 percent, and a 3-bedroom property at about $178,800 renting for about $890, a yield of 5.97 percent. In Askari it listed a 3-bedroom property at about $119,800 renting for about $450, a yield of 4.51 percent. It builds the figures from median asking rents and list prices on a local property platform.

How to Read It

Gross yield is annual rent divided by purchase price, before tax, repairs, agent fees and empty months. Global Property Guide says net yields are typically 1.5 to 2 percentage points lower. Smaller units often show higher yields than large houses, but they can also stay empty longer or need more tenant changes. Asking rents are what owners hope for, not what tenants pay, so a gap between the two lowers the real yield.

What to Check Before You Buy to Rent

Ask for copies of current tenancy agreements in the same building or street, and compare the rent paid with the rent advertised. Work out your own net yield by subtracting property tax, maintenance, agent fees and a few months of vacancy. Our guide to property tax in Lahore and our guide to stamp duty and transfer costs cover the main costs. Check whether the society allows renting, and whether the rent you assume matches the property type and size.
