The Sangar Housing Scheme in Gwadar is a government-backed development that has been under phased development since 1992. Phases I to IV offer residential plots of 400, 600 and 1,000 square yards, so a typical plot here is far larger than a 5 or 10 Marla plot. Confirm the phase and the plot record before you buy.

What the Scheme Is

Sangar, also spelled Singhar or Singer in some sources, is a residential and commercial scheme in Gwadar, Balochistan. It sits on the Koh-e-Batil peninsula overlooking the Arabian Sea, is sponsored by the Government of Balochistan and covers about 2,500 acres, according to the scheme description on our Sangar Housing Project page.

The scheme is close to Gwadar Port and Marine Drive. For how port access affects price, see Land Near Gwadar Port.

Plot Sizes in Square Yards and Marla

Residential plots in Phases I to IV come in three sizes. One marla is about 272 sq ft, which gives these conversions:

400 square yards: about 3,600 sq ft, or 13.2 Marla
600 square yards: about 5,400 sq ft, or 19.8 Marla (close to 1 Kanal)
1,000 square yards: about 9,000 sq ft, or 33 Marla

Commercial plots range from 100 square yards up to 5 acres. Our guide to plot sizes in Gwadar covers the smaller Marla sizes found in other schemes.

What Bigger Plots Mean for Your Budget

A 400 square yard plot is more than double the size of a 10 Marla plot, so the total cost is higher even if the rate per square yard looks similar. Compare quotes by rate per square yard and by total price.

What to Check Before You Buy

Confirm the phase and block of the plot. Ask for the allotment or ownership record and check that the name matches the seller. Confirm that the plot number matches the plot on the ground and that the size on the file matches the size you are paying for.

Use our guides to verifying a plot file and property registration and transfer, plus the NOC verification page. The documents required to buy property in Gwadar post has the full list.
